KATIE GELSHEIMER

PRINCIPAL + SENIOR DESIGNER

Katie is a Registered Interior Designer and LEED Accredited Professional. Born and raised in Dallas, Texas, she later received her Bachelor of Interior Design from Texas Tech University in 2006. She spent the majority of her career at an architecture & engineering firm where she specialized in corporate and healthcare interiors. She sat for the NCIDQ in 2009. Later she moved into commercial real estate development where she honed her technical drawing skills. In 2015, she started BDGelsh and focused on architectural drafting and sketching. In 2020, she rebranded to Katie Gelsheimer Home + Design where she continues to provide design services, architectural drafting, renderings and project management to residential and commercial clients. 

Katie, along with her husband and 2 young boys, relocated from Dallas to Lake St. Louis, Missouri in 2018. In April of 2022, they welcomed a baby girl to complete their family.

 
 

LINDSEY BEDFORD

STUDIO ASSISTANT + JUNIOR DESIGNER

Lindsey is from Mexico, Missouri and has a Bachelor of Education from Columbia College. Her career began as a junior high English Language Arts teacher in Columbia, Missouri. After relocating to Lake Saint Louis, Missouri, Lindsey took a break from teaching to stay home with her children. After being out of education for an extended period of time, she discovered her passion for interior design and began working as a home staging professional before furthering her career as a design assistant for a local interior designer. Lindsey joined KGHD in August of 2022.

Lindsey and her husband, Travis, are proud parents to three children.

01 CONSULTATION: Book a phone or on-site consultation. During our appointment, we will explore the space, discuss your vision, your needs and your wants. We will offer ideas and solutions on the spot and help you prepare for the next steps. After the consultation appointment, we will send over a detailed design proposal for any additional work.

02 CONCEPT DESIGN: Whether you’re planning to remodel yourself or hire a contractor to do it for you, you’ll need a well thought out design and a set of drawings. A good set of plans will help you visualize the size and scale of your space, estimate material takeoffs, and secure competitive bids with multiple contractors.

03 DESIGN DEVELOPMENT: Once you have completed Concept Design (CD), we can move on to Design Development (DD). This phase is all about adding detail to our design. We will further develop the floorplan and begin selecting specific finishes, fixtures and equipment. We will gather quotes and bids from all the trades.

04 CONSTRUCTION ADMIN: aka, project management. Construction Admin (CA) is how we stay on top of your project once DD is complete and you have started construction. Typically this includes an initial kickoff meeting, once-a-week site visits and any additional problem solving that may be needed from a design standpoint.

05 FURNITURE + STYLING: Furniture + Styling (F+S) can be a standalone service or it can begin during CA. We will put together a furnishings package with a 2D furniture plan and high level budget numbers. Once approved, we will prepare design boards with links to approve or reject items. You are free to purchase items on your own or KGHD can purchase them on your behalf with our numerous trade discounts.

06 INSTALL + WRAP UP: After the construction dust settles, drapery and furniture will be perfectly placed according to the plan. Accessories and styling will add the finishing touches to elevate your space. We will schedule our photographer to photograph the space as soon as possible.

 
 

Below are examples of the deliverables a client or contractor can expect for a typical project. We use a combination of Autocad, Sketchup, Layout, Lightroom, Photoshop and Canva for all of our production documentation.

 
 
 

For most projects our fee structure is simple: pay the hours worked at a standard billable rate.

After our consultation appointment, we will send over a detailed design agreement with an estimate of hours based on the scope of work. Just keep in mind this is an estimate based on what we know about your project so far. We like to keep things transparent, so we track our hours in 15-minute intervals. If we begin to stray from our initial estimate, we'll be sure to give you a heads up. It is not uncommon for projects to encounter "scope creep" - most of the time we even encourage it! Billing hourly protects us, our schedule, our other clients and most importantly the success of your project.

The hourly rate for a senior designer is $150/hour.

The hourly rate for a junior designer is $75/hour.

 We know not every project will require the hours of a new build or renovation. That's why we bundled some of our most popular services with a flat fee.
